TIPS ON HOW TO PREPARE YOUR HOME FOR INSPECTION AND SALE
 

EXTERIOR
•Be sure the outside of your home is tidy and all exterior furniture is clean.
•Be sure the lawn and shrubs are neatly manicured.
•Consider re-paving all worn and defective walkways.
•Repair or replace all poorly secured or disconnected down spouts and gutters.
•Repaint all areas where the paint is peeling.
•Be sure all exterior door handles operate properly.

INTERIOR
•Keep windows and shades open. Homes generally show better if they are well lit.
•Consider repainting rooms with badly worn paint.
•Put away any unusual items that may be offensive to homebuyers.
•Put all valuable items away.
•Replace any defective light switches and bulbs.
•Repair leaking or defective plumbing.
•Replace filters on your heating and air-conditioning systems.

THE INSPECTION PROCESS
•Don ’t conceal any defects you know about.
•It is advised to have your real estate agent represent you at the inspection.
•Don ’t rush the inspector. A home inspection of an average size home usually takes about two hours.
•Allow the inspector to look at whatever area of the home they feel necessary.
•The inspector will want to test the electrical, plumbing, heating and air-conditioning systems.
•Refrain from debating with the inspector or asking them questions about the condition of the home.
