    Practice The Golden Rule

    Making The Appointment To Show

    1. Your info - name, office, phone number, type of agency (or non-agency), date and time you want to show
    2. ALWAYS obtain permission - even on vacant properties
    3. Always cancel or call if you are going to be late
    4. Always report any problems at the home (leak, broken window, etc.)
    5. Ascertain any pertinent facts with respect to financing possession, contingencies, taxes, inclusions, exclusions, etc.
    6. Call or fax feedback back to listing agent
    7. Ascertain compensation

    Showing The Home

    1. Knock and introduce yourself to the occupant/owner
    2. Leave business card
    3. Do not discuss any phase of the sale or prospective buyer with the occupant/owner
    4. If the Prospect refuses to enter, cancel showing with occupant/owner and call Listing Agent
    5. Leave the property in same condition: lights on/off, doors locked including garage, fireplace, music, etc.
    6. Return key to lockbox
    7. Always be present during showing or inspection

    Writing The Contract

    1. Call listing agent to obtain addendum (closing instructions, lead base paint disclosure, property disclosure)
    2. Present all offers, counters, addendum in a timely manner
    3. Meet dates in the contract
    4. When writing an offer and receiving a counter proposal, please call the agent and let them know it was received
    5. BE KNOWLEDGEABLE

    Listing REALTORĀ®

    1. Lock box placement (be thoughtful)
    2. Give all pertinent information to person setting showings (directions, addendum, plats)
    3. Inform occupant/owner of showings ASAP
    4. Give Occupant/owner feedback
    5. Keep status on RSC MLS current

    General

    1. Return calls
    2. Meet your appraisers and return appraiser calls for information
    3. Have coverage when out of town or unavailable
