GRI Course Descriptions
Beginning November 1, 2009 the GRI Designation Requirements will change.  15 - 6 hour classes (90 hours) will be required PLUS 1 - 6 hour Elective class will be required for a total of 96 hours to get the designation

GRI   LAW I 
Your statements, actions and inactions all can land you in hot water!  Come learn from some of the best real estate attorneys in the state about possible began implications that can save you time and money        6 hours 
 

GRI LAW II

The sequel!  Includes distressed sales, foreclosures, etc.       6 hours

 
GRI REAL ESTATE INVESTMENTS  (Turning Homeownership into an Investment)
Learn the basic principles of analyzing property to determine if the property has the potential to be a good property investment.  Once you take this class, you will be armed with tools and answers that can help you and your customers convert property owned to rental property.  A basic calculator is required for this class.                   6 hours
 
 
**GRI Ethical & Professional Practices of REALTORS®
You voluntarily became a REALTOR
®.  As a part of this smart career decision, you are required to abide by a National Code of Ethics.  Over the last couple of years, these Standard of Practice commandments have been amended to help maintain the integrity of the trademarked term REALTOR®.  NAR requires that you brush up on the Code every three to four years (every four years at PPAR)    ** 6 hours    (counts for the NAR Ethics Requirement as well)
 
GRI Housing Construction:  Building a Solid Foundation 
It is not enough to know how a house looks.  The inner workings of a home are what keeps your customers satisfied.  Students will learn about housing construction from the soil to the roof.  As an added bonus, you will also learn what modifications will increase or decrease the value of a home.   Depending on the instructor,  there may be a field trip in the afternoon portion of this course.       6 hours 
 
GRI  Is the Price Right?     (Appraisal )
Students will gain basic familiarization with appraisal principles, why appraisals are required, who makes appraisals and how appraisal principles and techniques can be used.  This course is not intended to train students as appraisers, but to help them understand, work with and influence the appraiser.  A basic calculator is required for this class.

GRI Listing Contracts:  Basic Training 
This course focuses on arming the new REALTOR
® with the tools they need when writing a listing contract.  By taking this course, students will learn how to write contracts using the Colorado Real Estate Commission approved forms that will satisfy all parties involved in the transaction.  Students will also lean how to avoid problem areas that can result in lost business relationships. CAR recommends that you take the "Agency & Disclosure:  One is Not Good Without the Other" before taking this course     6 hours
 
GRI SALES SUCCESS SERIES
Working with Successful Buyers -
Equip yourself with the information, insight and know-how you need to meet the growing demands of buyers in today's market.  From prospecting to successfully closing a transaction, this course will teach you how to provide every buyer with a superior level of service that will ensure referral business for years too come! 
*one or the other of these classes (student choice) is required, the other one can be used as your elective GRI class. 


Working with Successful Sellers - Learn how to develop the skills necessary to become a powerful force for sellers within your local market.  REALTORS will learn how to use cutting-edge tools and strategies to embrace the cyclical market and exceed seller expectations from first contact through transaction closing.   
*one or the other of these classes (student choice) is required, the other one can be used as your elective GRI class  

BUILDING SUCCESSFUL RELATIONSHIPS -
   Achieving long-term success requires developing a working knowledge of how to deal effectively with consumers and other professionals, given their different personalities and communication styles.  the purpose of this course is to enable REALTORS® to build lasting relationships with consumers and other professionals through meaningful communication.              ELECTIVE CLASS                          

each  6 hours GRI  credit,     4 hours CE credit
 
GRI Risky Business    
Courts are upholding decisions that assign more and more liability to the Broker involved in the real estate transactions.  It is imperative that Brokers employ all their skills and due diligence when conducting real estate transactions.  By knowing what risks you face and how to deal with them will help keep your customers satisfied and you positioned away from legal action.     6 hours 
 
GRI Sales Contracts:  Back To basics  
Rediscover the basic contract principles, review the common Colorado Real Estate Commission approved forms and learn how the new contract forms should be used in a purchase transaction.  It is recommended that you take Agency & Disclosure:  One is Not Good Without the Other before taking the Sales Contracts class.                6 hours
 
GRI Servicing the Cyberspace Customer (Technology)
Various surveys nationwide have indicated that technology use among your current and potential customers has skyrocketed!  They have become more knowledgeable regarding real estate and other fields of interest because of the new tech age.  By taking this course, students can stay ahead of the technology curve by learning how to use technology to elevate the services that are vital to the consumer's decision-making process.     6 hours
 
GRI Real Estate Finance
Your customers rely on you to guide them through all phases of a real estate transaction, including financing options.  Enhance your knowledge of the various government and institutional financing options so you can better serve their needs.  Please bring a basic calculator to class with you.       6 hours 
 
GRI Agency & Disclosure:  One is Not Good without the other 
Do you know how to use the contracts and forms in relation to real estate agency?  Understanding how they all intertwine will make sure you are in accordance with the law and help you better serve your customers.  It is recommended that this course be taken prior to the Listing Contracts or Sales Contracts courses.

GRI the changing face of real estate  
The face of Colorado's real estate consumers can be best described as a melting pot that includes people of different races, social status and culture.  There has been significant change from 20 or even 10 years ago.  Come heighten your awareness and hone your professional skills so you can continue to successfully service all of today's diverse clientele.  This course qualifies for the NAR certification course:  At Home with Diversity

GRI Water:  Colorado's 21st Century Gold
Adequate potable water is a prime concern when buying real estate.  With Colorado's population expanding, the clamor for more water is never-ending.  Colorado law is quite specific about how water may be used and who may use it.  Topics include wells, septic systems, surface water and water rights as well as what a broker must know when listing and selling property.  Learn how Colorado gets, stores, distributes and uses its water.

 GRI TAXATION IN REAL ESTATE (Getting the Most out of the Investment)
Learn how tax rules directly affect your investor's net return and what the special taxation concerns are for today's buyers and sellers.  A basic calculator is required for this class.  6 hours

GRI Selling a new home is different (Marketing & Selling New Homes)       this class is now an elective class
There is a lot more to working with a new home than meets the eye.  It is a little different than working with an existing home.  This course will introduce students to the tools needed to work effectively with builders when your buyers seek a new home.  Come learn about important design tips, multiple strategies, techniques and business practices that can help ensure that your clients have a successful new home transaction
